There’s a quiet confidence creeping back into Melbourne’s property market, and investors are noticing. Interestingly, many of them aren’t even here. We’re seeing a wave of expat interest out of Singapore, Hong Kong and Dubai, with buyers briefing us to secure growth-ready assets before prices rise further.

Why? Because the signs are all there. Listings remain tight, but buyers are active and competitive. Agents are tipping a spring surge in stock come springtime. That combo means one thing: more buyers + more listings = upward pressure on price.

In this kind of market, timing is everything.

Take a recent off-market Toorak apartment we sold. Our vendor expected around $1.5 million. A buyer came through early, but didn’t act. Just two weeks later, it launched publicly and sold for $1.76 million. That same buyer came back—too late—and ended up as the underbidder at $1.755 million. That’s a $255,000 difference in a fortnight. Ouch.

As we head toward a busy September, the message is clear: be ready, be decisive, and don’t wait for the data to confirm what the market is already telling us.
